Peter Sabbeth

Founder, General Partner

Peter was a fine art painter in the mid 90’s when he first started designing and building luxury loft spaces in Brooklyn’s DUMBO neighborhood. Lofts transitioned to East End homes when the allure of the ocean beckoned. Merging his fine art sensibility with a non- traditional approach to home design, Peter became enamored with space creation and manipulation as a medium.

Modern Green Home was born. Since then, Peter and Modern Green Home have helped transform the “traditional” Hamptons building industry with dozens of projects including the 2008 Hamptons Cottages & Gardens Idea House. From an early age, Peter was submerged in construction materials through his family’s distribution business. This exposure fostered sensitivity towards incorporating sustainable materials into his designs as visits to factories and wood mills exposed him to the tremendous environmental impact of materials manufacturing.

Peter is a graduate of Tufts University, an 9-year member of the US Green Building Council, a contributing writer to the Southampton Press, a Skateboard Designer, Trans Oceanic sailor, and father of two boys. He lives in Sag Harbor.



Missy Kelly

Director of Finance

Missy oversees Modern Green Home’s finance and accounting functions.  She has over a decade of progressive financial management experience primarily in the mortgage and construction sectors.  Most prominently, Missy served as part of the management accounting team and the Manager of Mortgage Administration for one of the largest private lending Institutions in British Columbia, Canada.  Her experience in operations management has helped Modern Green Home plan, execute, and control the business.

Born and raised in Vancouver, Canada, Missy grew up enjoying the west coast lifestyle of boating, rock climbing, and trail running.  Her sense of adventure has led her to travel extensively through Europe as well as 29 of the 50 United States.  Her bucket list includes visiting the other 21 States within the next 10 years.  (That’s not going to happen at Modern Green Home’s current rate of growth.)

Missy relocated to East Hampton in 2009.  She loves spending time with her dogs, organic gardening, and cooking. She holds Bachelor of Commerce and Certified Management Accounting degrees from the University of British Columbia.



Ben Goodale - Assoc. AIA

Director of Operations

Ben is the designer, builder, and general force of nature who oversees Modern Green Home’s operations.  His multi-purpose background in design, construction, green building, and deep-energy retrofit, helps lead the company’s ability to fulfill its vision and mission.

The son of a woodworker, Ben worked alongside his father, paying his way through boarding school and college as a carpenter, before graduating to project management and design positions.  After boarding school, Ben worked and studied in Western Massachusetts, earning a BA from Hampshire College in 2001 and a Master of Architecture degree from UMASS Amherst in 2009.  He relocated to Sag Harbor that same year. Ben is an Associate member of the American Institute of Architects and is  in the process of completing the Architectural Registration Exam and applying for licensure as an architect in New York State. In his limited downtime, Ben is a musician and a licensed fitness trainer as the owner of Motus CrossFit Gym.  He lives in Sag Harbor with his wife and two daughters.



Stephen D'Angelo

Director of Construction

Stephen D’Angelo’s career in East End construction began at an early age, working at his family’s lumberyard, and has continued uninterrupted after he graduated from Southampton High School.  Stephen went on to earn degrees in both Construction Science and Historic Preservation from Roger Williams University before returning home to help successfully run the family business.  After 8 years, Stephen decided it was time for a change and diversified his experience with custom residential construction, speculative building, and property investment.

Stephen enjoys the sense of accomplishment in building energy efficient homes using new materials and methods while helping clients turn their dreams into reality.  When he’s not on site, Stephen lives in Sag Harbor with his wife and two children and enjoys mountain biking, kayaking, and other outdoor sports with the family.



Michael  Cohen

Partner

Michael is an entrepreneur, business consultant, and MGH home renovation client. He supports the company’s overall strategy, marketing, and operations.

Michael moved to New York from his hometown Philadelphia in the mid-90’s for business school before founding iballs Internet Media, a pioneering online marketing firm that helped to define the Internet’s value as a marketing channel. Michael sold iballs to Aquantive in 1999, bought his Hamptons home in 2003, and moved his growing family out east in 2010. Michael splits time between the Hamptons and NYC, performing marketing consulting services and making digital media investments through his firm, Catch Interactive. He started working with Modern Green Home in 2011.

Michael holds a B.A. in English from Tufts University (where at age 21, he gave Peter Sabbeth his fake ID) and an MBA in Marketing from Columbia University. He lives in Wainscott with his wife, 3 young children, 4 dogs, and chickens.



Cy Keener

Cy Keener

Design Build Project Manager

Cy joined Modern Green Home in January 2013 as a Schematic Designer and Project Manager.  He earned a Bachelors Degree in Classics and Philosophy from Colorado College in 1998 and a Masters of Architecture from the University of California, Berkeley in 2005.

Cy was born and raised in the Pacific Northwest.  His first full day on a construction site was the day after high school graduation.  In the 20 years since then, Cy has balanced work and study in the fields of architecture and construction with climbing and outdoor adventures in the craggy peaks of the West.   Cy apprenticed as a carpenter in Germany and Japan as part of a yearlong research fellowship.  His interests in thinking and making have resulted in a gamut of completed works from single-family homes to art installations.

Cy enjoys being involved in all phases of a project from schematic design to completed structure.  He relocated to the South Fork several years ago, currently resides in Bridgehampton.



Jenny Christmas

Lead Vocals & Guitar

Jenny came to Modern Green Home in 2013 bringing along her management and client relations experience from the world of hospitality, food & beverage and entertainment – skills first formed in New York CIty and fine-tuned on the East End. Her most recent project was the establishment, launch and management of The Montauk Beach House.

Born in the farmlands of Pennsylvania, Jenny originally moved to the city as a teenager to pursue a career in music, forming the seminal female punk band The Twenty Twos.  As lead singer/guitarist she experienced success as a Sony Music recording artist with national and international tours.

Jenny is currently nestled in Montauk with her cub, Clash.



Marc Schmidt

Construction Supervisor

Marc joined Modern Green Home in June 2013. After graduating from Ithaca College with a BA in Economics in 1994, Marc spent his first professional years as a Department Manager at Penguin Publishing in New York City. His weekends were spent in Montauk, passionately renovating his family’s vacation home. Marc eventually succumbed to his love of wood, and the sea, relocating with his wife to Hawaii in 2000, where he worked as a professional carpenter with Windward Construction on Maui.

Marc returned to the East End with his family in 2002 where he joined a prestigious finish carpentry firm to work on new construction and historic restorations. After years in the field honing his skills as a finish carpenter, Marc served as a key player in developing a new, custom millwork shop in Bridgehampton that incorporated high-end finishes with modern technology.

While raised primarily in northern New Jersey, Marc’s childhood was heavily doused in European influence with a German father and a Cuban mother. Marc is fluent in German; is a hockey, soccer and auto-racing fanatic; and is a trained volunteer firefighter with special certifications in heavy rescue. Marc lives in Sag Harbor with his wife, daughter and their dancing pup, Hula.



David Burliuk

Design Build Associate

David provides a diverse set of skills including design, drafting, and project management to Modern Green Home.  A 2008 graduate of SUNY Delhi with a Bachelors of Architectural Technology, David joined the company in August 2012.

Originally from Durham, NY (in the Catskills), David spent summers in Hampton Bays and moved out east after graduating college.  He has worked professionally as a bayman, as a consultant for Lobas Architects P.C., doing historic preservation assessments and hand-rendered water colored renderings, and as a green energy system designer with Astrum Solar.

In his spare time, David is a painter and a hunter.  He is founding member of the New York art group “The New Blue Riders” and is a regular visitor to his family’s hunting lodge upstate New York.

Design Build Associate

Luke supports Modern Green Home by applying a diverse set of skills spanning a full gamut of design build responsibilities.

Born and raised in Greenwich Village, Luke grew up immersed in a world of the arts and the energy of the streets, developing a sensitivity to the city and the needs of its inhabitants.  This led to a Bachelor’s degree in Urban Planning from Hunter College, where Luke paid his way through college selling real estate while volunteering for the Greenwich Village Society for Historic Preservation, generating district feasibility studies to the City Planning Commissioner of NYC.

With a desire to help people on a more intimate, hands-on level, Luke pursued and earned a Masters degree in Architecture from Spitzer School of Architecture (CCNY).  There, he reveled in the school’s multi-disciplinary approach to melding Architecture, Landscape Architecture and Urban Design. While truly city at heart, Luke’s spirit resides in nature.  During grad school, he worked for a New York/Amagansett architecture design firm with the aim of building a career between the city and the beach.  He’s found one with Modern Green Home.



Andrew Pennacchia

Design Associate

Andrew joined Modern Green Home in May 2014 as a Design Build Associate after graduating from Rensselaer Polytechnic Institute with a Bachelor of Architecture degree with a Minor in Sustainability.

Andrew is a Long Island native who spent his summers and weekends working at his family’s Italian restaurant on the North Fork.  Andrew hopes to bring his knowledge of environmental design and building practices to Modern Green Home while maintaining the company’s vision to unify architecture with the beauty of the East End. Andrew currently resides on the South Fork and loves to travel, cook, and go fishing.
